Owning property is one thing. Making it work as part of your bigger financial picture is another.

Owning property is one thing. Making it work as part of your bigger financial picture is another.

Whether you’re considering your first rental, already own one, or are building a portfolio, the decisions you make around structure, tax, cash flow and timing can have an impact for years.

And what made sense when you bought a property may not make sense today. Your circumstances change, your plans change, and the rules change too.

My job is to understand what you’re trying to achieve, look at what you have in place, and help you make informed decisions — for the property you own today and whatever comes next.

What I do

I bring the accounting, tax and financial picture together, so you can see how the pieces fit rather than dealing with each decision in isolation.

Property tax returns — for individuals, trusts, LTCs and companies that own rental property

Ownership structure — looking at how your property is held and whether that structure still fits what you’re trying to achieve

Buying and selling — working through the numbers and tax implications before you commit

Trust and LTC administration — keeping the records, returns and required documentation current

Cashflow and tax planning — looking ahead so you know what to expect and can plan accordingly

Property tax rules — keeping on top of changes and explaining what they mean for you and your plans

Estate and succession planning — thinking ahead about how property and other assets are passed on, with specialist advice brought in where needed

When a decision needs legal or other specialist advice, I bring in the right expertise and work alongside them — while remaining your point of contact.

What people ask me about property

"Is my rental actually making money — or am I just telling myself it is?"

Often it's less than you think, and that's worth knowing. A lot of investors run the numbers on rent minus mortgage and stop there. But once you factor in tax, maintenance, vacancy, insurance, and what your deposit could have earned elsewhere, the real return can look quite different. I'll show you the honest picture, not to talk you out of property, but so you can make the next decision with your eyes open.

"Should I hold my rental in a trust, an LTC, or just in my own name?"

It depends on what you're trying to protect, what your income looks like, and where the property fits in the longer picture — there's no one right answer, and the right answer today can be the wrong one in five years. What I can tell you is that a lot of people are in structures that made sense when they bought and don't anymore. A review is straightforward, and if a change is worth making, I'll tell you what it costs and what it saves.

"The tax rules keep changing — how do I know what still applies to me?"

That's my job to track, not yours. Property tax in New Zealand has moved a lot in recent years — bright-line, interest deductibility, and the rules keep shifting with each government. I keep across the changes, work out what they mean for your specific situation, and tell you what to do about it in plain English. If action's needed before year-end, I'll flag it early.
